The Application Process and your application Checklist

Before You Begin:

    1. 18 years or older who will occupy the property must apply. All applicants over the age of 18 will be listed on the rental agreement as financially responsible if the applications are approved.
    2. Application fees are non-refundable.
    3. If a co-applicant is denied all applications will be denied.
    4. You may apply before viewing a property however application fees will be nonrefundable.
    5. Your application must be fully completed and have all documents uploaded and all other applications must be submitted to be considered a valid submission.
    6. Applications are processed on a first come first serve basis. If your application is not fully completed, missing documents, or if others you are applying with have not applied your application will not be processed.
    7. Approval of applications is subject to credit screening, income level and income verification, residential history verification, and debt to income ratio. Discrepancy of any information provided will constitute an automatic denial for all co-applicants.
    8. DePrez and Son, Inc does complete a residential history verification. A negative Rental Reference will result in an automatic denial.

DePrez and Son Application Requirements.

Maximum Occupancy

DePrez and Son, Inc. maintains the current occupancy guideline used by the California Department of Fair Employment & Housing. This guideline permits 2 persons per bedroom plus one additional occupant. This limits a 1 bedroom to 3 occupants, 2 bedroom to 5 occupants, etc.

Credit Requirement and Residential History

Credit score requirement is based on each individual property. As a rule of thumb, DePrez and Son seeks a credit score requirement of 600 with no credit lines delinquent or in collections. We have a zero tolerance eviction policy: if there is an eviction on your credit the applications will be denied. Bankruptcies will be approved if it has been discharged. We encourage you to apply even if you are uncertain of your credit qualification.
DePrez and Son will contact your previous landlords that are listed on your application and provide them with a Residential Verification form to confirm the information you provided in your application is accurate.

Income requirement and Acceptable Proof of Income

Combined net income of all co-applicants must be 2.5x the rental rate:

  • Paystubs
  • W2’s
  • Last 3 months of bank statements that show a clear deposit from the employer.
  • Verifiable letter of employment on official letterhead. Must include a start date of employment, signature from the employer, phone number, and email contact. Employer must have a business license. Approval is dependent upon verification of authenticity at the discretion of the screening individual.
  • Proof of social security, disability, welfare or other government payments
  • Proof of investment or trust fund income
  • Proof of retirement income
  • Court Orders for child or spousal support
  • Any other legal, verifiable income.
  • Previous Year’s Income Tax Statement

Approval of income documentation is dependent upon verification of authenticity at the discretion of the screening individual.

Pet Policies and Fees

DePrez and Son, Inc. does enforce breed restrictions for all properties. No aggressive breeds such as Chows, Pit bulls, Rottweilers, Bullmastiff, Wolf Hybrid, and Doberman Pinscher are permitted. Pets or mixes of the listed breeds will be an automatic denial.
Not all properties accept pets. Ensure the property you are applying for allows pets before applying.
If a property does permit pets, ensure you review the types of pets allowed. DePrez and Son, Inc limits all properties that allow pets to a maximum of two pets.
There will be an increase to the original security deposit for each animal. The increase to the original security deposit for cats is $350 per animal and dogs is $500 per animal
Some properties do require pet rent. Ensure you read the listing details before applying to be aware of any additional monthly pet rent.
ESA animals or Service Animals for persons with disabilities are not considered to be pets and are not subject to some of the pet policies (such as additional deposit, pet fees, and other restrictions), but do require additional paperwork be filled out and verified prior to an application being approved. Contact DePrez and Son, Inc. if you need to certify an ESA or service animal.

Notable Terms of Tenancy

All DePrez and Son rental agreements require a Renter’s Insurance Policy be maintained by the tenant for the rental property
Sub-leasing is not permitted.

What is required after I get approved?

Security Deposit Payment After Approval: The security deposit must be paid to DePrez and Son, Inc. and must be provided to DePrez and Son within 2 business days of approval in the form of cashier’s check or money order. If the security deposit is not paid by certified check or money order within 2 business days, the application approval may be revoked. When you submit your deposit, you will establish a move in date for your new home! Move in must occur within 2 weeks of providing the deposit unless you are informed otherwise.
